Welcome to this wonderful property in Cloydah, Carlow. This 5 bed bungalow has been lovingly maintained since its construction, by the owners, and recently upgraded to include solar panels for efficiency. The garden is a relaxing haven, with beautifully matured hedging & shrubs and trees to the front & rear. The workshop is powered and very generous in size - at 650sqft. The property is on the mains service for water and has its own private septic tank. Oil fired central heating, with extensive solar panels in a recent upgrade, ensure this home is efficient.

On the ground floor you are entertained in one of two wonderful reception rooms, both with a stove and the larger has a back boiler system for solid fuel. All of the rooms are bathed in sunlight and the property has recently been repainted. There is a stunning brick surrounded at the stove and flag stone floor in the dining or 2nd reception room and the kitchen. The decor is very traditional and tasteful.

The kitchen again has, bespoke cabinetry, including a larder, and a very generous island with a highly polished stone top. The utility room, with rear access is off the kitchen.

All bedrooms are spacious and have solid wooden floors throughout. There are three on the ground floor and a very stylish family bathroom.

The stair case is hand crafted from cedar wood and leads to the generous master bedroom with a walk in wardrobe, fit for a queen. There is a second bedroom on the 1st floor and another bathroom.

Building Energy Rating (BERs)

Building Energy Rating (BERs) give information on how to make your home more energy efficient and reduce your energy costs. All properties bought, sold or rented require a BER. BERs carry ratings that compare the current energy efficiency and estimated costs of energy use with potential figures that a property could achieve. Potential figures are calculated by estimating what the energy efficiency and energy costs could be if energy saving measures were put in place. The rating measures the energy efficiency of your home using a grade from ‘A’ to ‘G’. An ‘A’ rating is the most efficient, while ‘G’ is the least efficient. The average efficiency grade to date is ‘D’. All properties are measured using the same calculations, so you can compare the energy efficiency of different properties.
